When selling your home, the more buyers you attract to see your home, the better chance the right person will want to buy it. This will also help you be successful getting the amount of money you want out of your home. Below are five tips for getting the best resale value out of your house.
1. Know Your Price
Real estate agents know the prices of homes compared to yours in your area. You can sell your house on your own, but you will need to do your homework and know the right price to sell your home for. Make sure you know how quickly homes in your area are selling. Know the average price of homes recently sold in your area. Measure your house up to the others that recently sold in your area. Think about what you are willing to improve in your home to increase the value. Do you have the right curb appeal on the outside of your home?
2. Curb Appeal
The first impression a buyer gets of your home is the curb appeal. Spend some time and money on the exterior of your home to draw buyers in. If it is the time when the garden is blooming, keep flowers and bushes manicured and feature a lot of colorful flowers. Keep the lawn healthy and trimmed. Add planters on walkways. Make the front door warm and inviting by touching it up with paint and adding some pots of flowers.
3. Staging Your Home
Hiring a professional stager will help you get the best price for your home. The stager will rearrange furniture, tables and other items making it more appealing for others to see. A fresh new look in your home might make it that much more attractive to buyers. Always tidy up the home when you go out so it is clean if a potential buyer stops by.
4. Do Necessary Repairs
Fix small plumbing issues in the home, and repair cabinet doors so tiny problems won’t appear as big ones. Always replace carpet if it is dirty or smelly. Paint the walls to give things a fresh look. Putting new appliances in your home will attract buyers. Doing some of these small things will make big changes in your home.
5. Attract Buyers
Having a “for sale” sign is great for directing people to your house, but don’t put up too much signage. One clear sign is all it takes to entice a buyer. Make sure it has a phone number on it and that it’s clear enough to see from the street. Once the sign is up, try to make yourself available for a potential buyer to come see your home.
Selling your home is work and requires dedication. By doing some of the things listed above, you can bet the best price when selling.
